The meeting was called to order at 7:35 p.m. by Jim Naughton.  Bill Cook and Tom Mulkerin were not present. The meeting was also attended by Leon Bernal, Ed and Shirley Nahazel, Bernie and Sheila Finan, Bob McCausland and Leon Bernal.

 

Minutes:  The minutes of the previous board meeting on Dec 16, 2003 were reviewed, accepted with corrections, and submitted to Peter Blondin for posting to the Cluster’s website www.lakewindscluster.org.

 

Special Issue: Leon Bernal and Linda Rule met with Larry Brooks about Mr. Bernal’s drainage problem. A bid was submitted to them and reviewed and discussed in detail by those in attendance at the meeting. The board moved to pay for the part of the drainage repair on cluster property. Mr. Bernal will pay for the repair on his personal property and will share repair cost with Bob McCausland on their shared property. 

 

Old Business: 

  1.  Paving update: The paving is being finished as weather permits.
  2. Delinquent dues: The board is continuing to pursue delinquent dues aggressively.
  3. Exterior maintenance: The board is drafting a letter to send to owners whose exteriors are not being well maintained.
  4. The latticework guideline has been approved and sent to the RDRB.

 

New Business: 

  1. The board passed a resolution to swap the uncovered parking places of 2044 Lakewinds and 2033 Lakewinds back to their original location for the owners.
  2. No action has been taken on transferring funds from ground maintenance to structural maintenance.
  3. The condition of the carports on Lagoon Lane was discussed. The board agrees that fixing the gutters on the carports would be an unwise use of funds since the roofing is scheduled to take place soon and that will seriously damage any new gutters. Gutters will be replaced as carports get new roofs. The carports on Lagoon Lane will be the first carports reroofed.
